Live Aqua Beach Resort Cancun
An adults-only, 18-and-over all-inclusive on the Cancun Hotel Zone strip at Km 12.5, which puts it within reach of the city rather than isolated on the Riviera Maya coast. The operator’s published detail is unusual in one specific way: it publishes facility operating hours, including pool hours ending at 20:00, which is the kind of fact that changes an evening plan and is almost never stated anywhere.
The catch: Pool hours end at 20:00 and the gym opens at 06:00 – a tighter operating window than most all-inclusives
Skip it if: Families, in any configuration
Occidental Costa Cancun
A 358-room family hotel on Boulevard Kukulcan in the Cancun hotel zone, with four restaurants named individually, one pool, and an 11am check-out that is an hour earlier than the regional norm.

What the hotel zone is for
Boulevard Kukulcán is a sandbar of hotels with a city attached. You can walk to a restaurant, take a bus, and be at the airport in well under an hour.
That is the trade against the Riviera Maya corridor, where our properties run out to 48 miles and the resort is the destination because there is nothing else within reach.
Live Aqua Beach Resort Cancun — the adults-only option
Why it is here: The only adults-only all-inclusive we can document in the hotel zone.
The catch: as with nearly every adults-only property in our coverage, no minimum age is published.
Occidental Costa Cancun — family, four named restaurants
Why it is here: 358 rooms, 17 miles from the airport, four restaurants named with their cuisine, and 2×2 interconnecting rooms published as a category — a configuration families search for and rarely find stated.
The catch, and check this against your flight: check-out is 11:00 am, an hour earlier than every other property in our coverage. There is also one pool for 358 rooms.
The four that are missing
Hyatt Ziva Cancun, Moon Palace Cancun and two others are mapped and held. Their operators return 403 to automated retrieval, so we hold no primary evidence about them and will not write profiles from secondary sources.
They are among the best-known resorts on this strip. Their absence here is a limitation of our sourcing, not a judgement about the hotels, and we would rather say so than quietly present a two-entry list as the whole picture.
Who should ignore this list
Anyone who wants an isolated resort. The hotel zone is a strip of hotels, restaurants, shops and traffic – its whole point is that you can leave.
