How old is your resort, and when was it last refurbished

The two dates that predict your room

Photographs are chosen. Renovation dates are not.

A resort built in 1992 and refurbished last year is a different proposition from the same building refurbished nine years ago, and no gallery will tell you which you are looking at.

Palladium publishes both dates on every property fact sheet. As far as we can find, no other operator in our coverage publishes either.

What that disclosure reveals

Same complex. Same beach. Same airport distance. Same operator. Nine years apart in fit-out.

Without the published dates, those two hotels look near-identical on a booking site. With them, the choice becomes legible — and it turns out the newer room comes with one pool instead of three, which is a real trade rather than a free upgrade.

Across our coverage the published refurbishment dates run from 2016 to 2025, and build years from 1992 to 2018.

Why the build year matters separately

Refurbishment updates rooms. It rarely changes layout, ceiling heights, balcony sizes, bathroom footprints, lift capacity or how far the furthest room is from the lobby.

A 2018 build like the two Costa Mujeres properties has larger standard rooms — 66 m² junior suites as the base category — because it was designed to modern expectations. A 1992 build refurbished in 2025 has 2025 finishes in a 1992 room.

Neither is worse. They are different, and only one is visible in photographs.

How to find the dates when they are not published

Look for a fact sheet. That is where these live.

Search for opening and reopening press releases. Operators announce both loudly. A “grand reopening” is a refurbishment with a date attached.

Check whether the brand has changed. Properties are frequently rebranded at refurbishment. A hotel that was something else three years ago was probably renovated when it changed name — Occidental Papagayo was formerly Occidental Grand Papagayo, and Occidental Caribe was formerly Barcelo Punta Cana.

Treat “recently renovated” with suspicion unless a year is attached. It is the most elastic phrase in the industry.

What we will not do

Estimate a refurbishment date from photographs or from reviews. We record the year where an operator publishes it and record nothing where it does not.
