Hyatt and its ownership partner Parks Hospitality Holdings published new details on June 25, 2026 for two upcoming Mexican resorts that will both operate as all-inclusives: Park Hyatt Riviera Maya on the Caribbean coast and Grand Hyatt Los Cabos on the Pacific side. The release names room counts, dining venues and amenities for each, while opening dates are still described only in broad terms. For travellers weighing a late-2026 or early-2027 trip, that combination of firm layout and soft timing is the main thing to understand.

Park Hyatt Riviera Maya

The resort sits on a secluded stretch of Caribbean coastline between Cancun and Puerto Morelos, within a private coastal enclave called AMAI. Hyatt describes it as having 148 guestrooms and suites, with select accommodations offering private or plunge pools and a 2,300-square-foot penthouse. Dining is a la carte across seven venues, including a cocktail bar called The Botanist and a coffee bar. Other features named in the release are a beachfront pool with private cabanas, an open-air spa garden with secluded treatment spaces and indoor and outdoor event space. Guests get preferred access to the El Tinto golf course, which is not on site, and a Resort Ambassador is assigned from before arrival.

Hyatt says the resort is slated to open by the end of 2026. Trade coverage has since reported a specific date: Caribbean Journal reported a January 8 opening, and other outlets have given earlier dates that moved. Because the dates have shifted between reports and Hyatt’s release itself says only end of 2026, treat any specific day as unconfirmed until it appears on the resort’s own booking page.

Grand Hyatt Los Cabos

Grand Hyatt Los Cabos Resort, Golf and Spa is described as part of the Oleada Pacific Living and Golf oceanfront community in Cabo San Lucas. It has 301 rooms in total, made up of 244 standard rooms and 57 suites, including 42 swim-out rooms and a 4,602-square-foot Presidential Suite. Hyatt lists five a la carte restaurants and five bar concepts, one of them an intimate speakeasy, plus an 18-hole course designed by Ernie Els.

The pool offer is unusually varied for a resort of this size: multiple ocean-view pools, an adults-only pool, family infinity-edge pools, a beachfront family pool and a splash park. The spa has 12 private treatment cabins with hydrotherapy, steam and sauna rituals and a temazcal experience. There are also kids’ and teen clubs, a fitness centre and pickleball courts, and more than 20,000 square feet of indoor meeting and event space. Hyatt says the resort is expected to open later in 2026.

What the release does not say

The release does not give exact opening dates, room rates or the number of pools at Park Hyatt Riviera Maya, where only a single beachfront pool is named. It also does not say what an all-inclusive rate will cover, such as whether premium spirits, spa treatments or golf are part of the package. Our guide to what all-inclusive actually includes is a good checklist for the questions to put to Hyatt before booking, since the term is a marketing label and not a certified standard.

Why it matters for planning

Javier Aguila, president of Hyatt’s Inclusive Collection, said in the release that Hyatt is selectively bringing the all-inclusive model to these two new hotels. Parks Hospitality Holdings chief executive Charles El Mann Fasja described them as a statement of confidence in Mexico. For guests, the practical read is that Hyatt is adding high-end options on both of Mexico’s resort coasts at the same time, in the same season that Westin opened its first all-inclusive in Mexico and other chains have been converting Cancun properties.

New resorts also tend to open later than first announced. If you are tempted to book a stay around the first weeks, read how to check for construction or renovation noise before booking and what the resort’s own cancellation policy actually covers if an opening slips.

Getting there

Both locations are well placed for the main airports, though the release does not give transfer times. Park Hyatt Riviera Maya sits between Cancun and Puerto Morelos, so Cancun airport is the likely gateway, while Grand Hyatt Los Cabos is in Cabo San Lucas on the Pacific side. For how published transfer times compare along these two coasts, see Cabo or Cancun for an all-inclusive, and for Cancun arrivals specifically, Cancun airport transfers explained.
