Iberostar Group has confirmed a 1 billion euro investment plan running through 2028, covering both new hotel development and renovation of existing properties, according to the company’s own press office. The announcement came alongside Iberostar’s 2025 financial results, which the company reported as roughly 6 billion US dollars in revenue for the year.
Where the growth is concentrated
Iberostar reports that its Americas operations grew sales by 10 percent in 2025, with average daily rate growth of more than 6 percent, supported by what the company describes as stable performance in the Dominican Republic, Brazil and Jamaica, alongside new hotel openings in Aruba and Miami. In Mexico specifically, Iberostar opened Iberostar Selection Riviera Cancun, its twelfth hotel in the country, operated under a management contract structure the company says aligns with an asset-light growth strategy, meaning Iberostar operates the property without owning the underlying real estate itself.
The Jamaica renovation
In Jamaica, JOIA Rose Hall by Iberostar is scheduled for a complete renovation between June and November 2026, which the company states is intended to enhance the guest experience and reinforce the property’s position as a luxury property on that coast. Travelers with a stay booked at JOIA Rose Hall during that window should confirm directly with Iberostar how an existing reservation is being handled, since a property undergoing a stated complete renovation is unlikely to be operating at full capacity, if at all, throughout that period.
New hotels opening elsewhere in 2026
Beyond the Caribbean and Mexico, Iberostar’s 2026 plans include two new five-star properties: Iberostar Selection Montenegro on that country’s southern coast, and Iberostar Selection Zanzibar on Muyu, which marks the company’s first property in East Africa. The company is also renovating two of its existing Mexico properties, Iberostar Waves Tucan and Iberostar Waves Quetzal, as part of the same broader investment plan, though specific completion dates for those two renovations were not included in the reporting we reviewed.
Why an asset-light strategy matters for how this expansion reads
Iberostar’s stated management-contract approach for new properties like Iberostar Selection Riviera Cancun is a meaningfully different growth model from a company building and owning every new hotel outright, and it is worth understanding as context for how quickly a hotel group can add properties to its portfolio. A management contract lets a company add a branded property to its network faster and with less capital committed than ground-up construction and ownership, which can mean a faster-growing portfolio size without necessarily reflecting an equivalent increase in the company’s own capital investment at each individual site. For a guest, the day-to-day stay experience at a management-contract property is generally indistinguishable from one Iberostar owns outright, since branding, service standards and loyalty program participation are set by the management agreement rather than by who holds the underlying property title.
Part of the same wave affecting Jamaica this year
The JOIA Rose Hall renovation is not the only major Jamaica property update scheduled for 2026: RIU has confirmed a further closure and renovation of Riu Palace Jamaica during roughly the same window, and Sandals has confirmed a 200 million dollar reimagining of three of its own Jamaica resorts with reopening dates later in the year. Three separate operators renovating flagship Jamaica properties within the same calendar year is worth knowing for anyone comparing sister or competitor resorts on the island, since more than one option on a shortlist could plausibly be mid-renovation on the same travel dates.
Coverage and sourcing on this site
Iberostar properties are not currently part of our resort dataset, which to date has focused on RIU, Palladium, Barcelo and Occidental properties across the destinations we cover; we add profiles only once an operator’s own published facts meet our sourcing standard for a specific property. For the broader Jamaica and Riviera Maya destination picture, including resorts already profiled in our coverage, see our Montego Bay destination page and our Riviera Maya overview.
What we are and are not confirming
The investment figures, revenue figures and renovation dates above are drawn from Iberostar’s own press office and from trade press reporting on the same announcement, not from an independent audit of the company’s finances. As with any multi-year investment plan, individual project timelines and figures can shift between an initial announcement and completion; travelers considering a stay at any Iberostar property mentioned here should confirm current status directly with the company closer to their travel date.
