Hyatt is adding two all-inclusive resorts in Mexico: Park Hyatt Riviera Maya and Grand Hyatt Los Cabos. Both have been described in industry coverage as opening around the end of 2026, though reports differ on the exact timing of the first. Here is what has been published, where the details conflict and what a prospective guest should check before booking anything.

What has been reported

According to a travel industry report from InsideFlyer, which credits Miles to Memories as its original source, both resorts are being developed with local partners and will feature a la carte dining and bespoke design. The report describes the two properties as follows.

  • Park Hyatt Riviera Maya: a secluded coastal enclave between Cancun and Puerto Morelos, with 148 rooms, all with private pools. The report lists the opening as late 2026.
  • Grand Hyatt Los Cabos: a 301-room resort in Los Cabos, including 42 swim-out units, with five restaurants, five bars, an 18-hole golf course and family facilities. The report lists the opening as 2026.

Where the details conflict

The same report page links to related coverage that gives a different picture for Park Hyatt Riviera Maya. One related item gives an opening date of February 15, 2027, and another says February 2027, and one lists 150 rooms rather than 148. That is a gap of a few months in timing and a small difference in room count.

Differences like these are common with new-build resorts. Opening dates are targets, and construction schedules, permits and staffing can move them. The room count can change as a design develops. We have not found an official Hyatt statement in the sources reviewed that settles the point, so treat the late 2026 date for Park Hyatt Riviera Maya as unconfirmed, and be cautious about any booking that depends on it.

Why the all-inclusive model matters here

Hyatt has been expanding its all-inclusive offer across Mexico and the Caribbean, and these two resorts apply the model to the brands at the upper end of its range. A Park Hyatt is typically a smaller, design-led property, and a Grand Hyatt is a larger full-service resort. The Los Cabos details, with several restaurants, a golf course and family facilities, point to a resort that is meant to keep guests on site for the whole stay, while the Riviera Maya resort is smaller and more private.

Do not assume that a luxury brand name means every item is included. What an all-inclusive rate covers varies by resort, and the published reports do not set out inclusions, rates or restaurant lists in detail.

What is not yet known

  • Confirmed opening dates: The reports give general timing, not confirmed days, and they differ for Park Hyatt Riviera Maya.
  • Rates and inclusions: No pricing or detailed inclusions appear in the sources we reviewed.
  • Booking status: We have not seen confirmation that either resort is taking reservations. Check Hyatt’s own site.
  • Policies: Age rules, dining reservation systems and any adults-only sections are not stated.

What to check before booking

If either resort interests you, start with Hyatt’s own website, where an official opening date and booking window will appear when they are set. Look for the date the first guests are accepted rather than a general season. Read the cancellation terms with care, especially if you book before the opening, since a delayed opening can leave you with a changed or cancelled stay. Ask what the policy is if the resort is not open on your dates, and whether you are offered a refund or an alternative property.

It is also sensible to wait for early guest reports once a resort opens. New resorts often run with some facilities closed or with limited services in the first weeks, a pattern we noted in coverage of other recent openings. Our articles and news section follows resort openings and what is confirmed.

If you are choosing between areas

The two resorts sit on opposite sides of Mexico. The Riviera Maya is on the Caribbean coast, with calm water and reefs offshore, and Los Cabos is on the Baja California peninsula, where the Pacific can be rougher and swimming conditions vary by beach. If swimming conditions matter to you, ask each resort about its beach and whether there is a protected cove or a pool-focused layout.
